Thinking About a 55+ Community in Phoenix?

Whether you’re downsizing, relocating, or planning your next chapter, choosing the right 55+ community in Phoenix is a big decision. And let’s be honest: it’s not just about shuffleboard and sunshine. It’s about lifestyle, neighbors, rules, and long-term fit.

Did you see our last blog about Aging in Place? Take a look at it and let us know what you think. And, you might have grandkids or kids that need some guidance for the upcoming school year. Check out our blog about back to school tips.

With over 25 years of helping Phoenix buyers and sellers—many of them in their 50s and and beyond—I’ve seen what makes a 55+ community feel like home… and what makes people say “I wish I had known that before.”

This guide breaks it down.

1. What Does Daily Life Really Look Like Here?

Some communities feel like a resort, with daily events, water aerobics, walking clubs, and social hours. Others are quieter—great for relaxing but not as socially active. Which one feels right for you?

Ask: Walk or drive through on a weekday. Are people out and about? Are the amenities being used? Check their event calendar if available. Go to the Rec Center and peek around. Talk to people.

2. How Strict is the HOA (and Can You Live With That)?

Some HOAs are super hands-on. That can be great for consistency—but annoying if you want to paint your front door a fun color. Make sure you know what you’re signing up for.

Blair’s Tip-If the Community is Guard Gated–get a feel for how strict the Guard is. Too strict might be good. It might also be annoying if your guests have to provide their first born and last utility bill each time they come through.

Ask: Can I review the full CC&Rs (community rules and restrictions) before deciding?

3. What Are the True Monthly Costs?

Beyond the purchase price, there are monthly HOA dues, possible community fees (clubhouse, golf access), and sometimes special assessments.

Blair’s Tip-if utilities are included in the HOA amount, and that number is “higher” than other HOAs, remember to exclude utility costs for an apples to apples comparison.

Ask: What’s included in the HOA? Are there services I’ll need to pay for separately (trash, cable, landscaping)?

4. Who Are Your Neighbors—and Are They Around?

Some communities are 80% snowbirds. Others have year-round residents. That impacts everything from social life to how busy the community feels in summer.

Blair’s Tip: Also, get a feel for the age of the Communities. If you are 55, do you want to be surrounded by 90 year olds? If you are 90, do you want to be surrounded by other 90 year olds? I am not saying one is better than the other–just be aware.

Ask: What’s the mix of part-time vs full-time residents? Are homes owner-occupied?

5. What’s Nearby That You Care About?

You’re not just buying a home—you’re buying into a location. Think medical care, favorite restaurants, golf, access to grandkids, and airport travel time.

Blair’s Tip: Regardless of age, my #1 recommendation to consider is how close is major medical.

Ask: What are my top 5 weekly destinations, and how far are they?

6. What Happens If Plans Change?

Life happens. Maybe you need to rent it out. Maybe you want to sell in five years. Understanding flexibility up front can save stress down the road.

Blair’s Tip: Moving is a big deal regardless of how many times you have moved, or your age. But….if you are in your later years of life, do you really want to plop down $400,000 on your new home and be stuck? Most likely not. So work with a Realtor and/or examine each purchase with a “worst case scenario.” If you decide to not live in that home, will you be stuck? Can you rent it out? Sell it without losing a fortune? Get roommates?

Ask: Are rentals allowed? What’s the average time on market for homes here?

7. Is This Move About Now, or the Future?

Some clients wait until they “have to” move—and miss out on years of simpler living, more social opportunities, and less stress.

Ask: If I waited five years, what would I gain… and what might I miss?

Bonus: What’s the Community’s Vibe?

You can’t Google this. You have to feel it. Some places are fun and funky. Others are classic and quiet. It’s more about culture than curb appeal.

Blair’s Tip: Video tours are great (if you are from out of the area or can’t get to a home easily), but nothing replaces feet on the ground. You probably have some friends, or a friend of a friend of a friend that lives there–ask. But make your own decision.

Ask: Does this place feel like somewhere I’d want to wake up every day?
